BD LANDS ("we", "our", "the app") operates the land and property marketplace available at bdlands.com, the BD LANDS mobile app, and the BD Lands Partner app for agents, lawyers, surveyors and field verifiers. This policy explains what we collect, why, and your choices. By using BD LANDS you agree to this policy.

1. Information we collect

  • Account & profile: name, mobile number, and (for verified sellers/agents) National ID (NID) information and KYC documents you submit.
  • Listings & content: property details, photos, price, location (district/upazila/mouza, and map coordinates if you add them), and chat messages you send inside the app.
  • Device & usage: app version, device push token (for notifications), and basic usage events (searches, views) to improve the service.
  • Location: the location you enter for a listing or search, and (Partner app only) your position while a site-visit task is open — see 1a. We never track your location in the background.

1a. BD Lands Partner app (agents and verifiers)

  • Precise location — only during a site task: when a surveyor or field verifier opens a site-visit task, the app reads the phone's current GPS position to confirm they are at the parcel (within 300 m) and sends that position with the report. Location is read only while the task screen is open and is never collected in the background.
  • Camera photos: site evidence photos are taken with the in-app camera. The photo and its embedded GPS/time data are uploaded to private storage and used only for the verification report.
  • Credentials: lawyers and surveyors submit a registration number and a credential document for staff approval; approved credentials are shown on the public verification report.
  • Vault documents: property documents shown to an assigned verifier are watermarked with their name and time, screenshots are blocked, and every open is logged. Verifiers can see only documents for tasks assigned to them.
  • Payouts: the bKash number or bank account you add for payouts, and your commission and fee ledger.
  • Standing: a performance record (score, events, appeals) built from your activity on the platform, used to keep deals safe. You can see every event and appeal it in the app.

2. How we use your information

  • To create your account, publish and rank listings, and connect buyers with sellers/agents.
  • To run identity (KYC) and optional document/site verification so the marketplace stays trustworthy.
  • To send you notifications you opt into (new leads, chat messages, saved-search alerts). You can turn these off in the app's Notification Settings.
  • To prevent fraud, spam and contact-bypass, and to keep deals safe.

3. How we share information

  • We never sell your personal data.
  • Your phone number stays masked in chat; other users see your name and messages, not your number.
  • KYC documents are used only for verification and are stored on private, access-controlled storage — they are not shown publicly.
  • We use trusted service providers only to run the app: Google Firebase (push notifications), SMS gateway (OTP/alerts), and payment gateways (bKash / SSLCommerz) for paid services. They process data only on our behalf.
  • We may disclose information if required by law or to protect users from harm.

4. Data security & retention

NID numbers are encrypted, documents are kept on a private disk behind authenticated access, and data is transmitted over HTTPS. We keep your data while your account is active and as needed for legal, accounting and anti-fraud purposes.

BD LANDS (bdlands.com ও BD LANDS মোবাইল অ্যাপ) একটি জমি ও প্রপার্টির মার্কেটপ্লেস। আমরা কী তথ্য নিই, কেন নিই এবং আপনার অধিকার কী — এই নীতিতে তা ব্যাখ্যা করা হলো। অ্যাপ ব্যবহার করলে আপনি এই নীতিতে সম্মত হচ্ছেন।

১. আমরা যা সংগ্রহ করি

  • অ্যাকাউন্ট ও প্রোফাইল: নাম, মোবাইল নম্বর, এবং (ভেরিফায়েড বিক্রেতা/এজেন্টের ক্ষেত্রে) NID ও KYC ডকুমেন্ট।
  • লিস্টিং ও কনটেন্ট: প্রপার্টির তথ্য, ছবি, দাম, অবস্থান (জেলা/উপজেলা/মৌজা, ম্যাপ কো-অর্ডিনেট দিলে তা), এবং অ্যাপের ভেতরের চ্যাট মেসেজ।
  • ডিভাইস ও ব্যবহার: অ্যাপ ভার্সন, পুশ টোকেন (নোটিফিকেশনের জন্য), সার্চ/ভিউ-এর মতো সাধারণ ব্যবহার-তথ্য।
  • লোকেশন: লিস্টিং বা সার্চে আপনি যে লোকেশন দেন, এবং (শুধু Partner অ্যাপে) সাইট-ভিজিট টাস্ক খোলা থাকাকালীন আপনার অবস্থান — ১ক দেখুন। ব্যাকগ্রাউন্ডে কখনো অবস্থান ট্র্যাক করি না।

১ক. BD Lands Partner অ্যাপ (এজেন্ট ও ভেরিফায়ার)

  • সুনির্দিষ্ট লোকেশন — শুধু সাইট টাস্কে: সার্ভেয়ার বা ফিল্ড ভেরিফায়ার সাইট-ভিজিট টাস্ক খুললে অ্যাপ ফোনের বর্তমান জিপিএস অবস্থান নেয়, প্লটের ৩০০ মিটারের মধ্যে আছেন কিনা নিশ্চিত করতে, এবং রিপোর্টের সাথে পাঠায়। টাস্কের স্ক্রিন খোলা থাকলেই কেবল লোকেশন পড়া হয়; ব্যাকগ্রাউন্ডে কখনো নয়।
  • ক্যামেরার ছবি: সাইটের প্রমাণ-ছবি অ্যাপের ক্যামেরায় তোলা হয়। ছবি ও তার ভেতরের জিপিএস/সময় প্রাইভেট স্টোরেজে যায়, শুধু যাচাই রিপোর্টে ব্যবহৃত হয়।
  • ক্রেডেনশিয়াল: আইনজীবী ও সার্ভেয়ার নিবন্ধন নম্বর ও সনদ জমা দেন, স্টাফ অনুমোদন করেন; অনুমোদিত ক্রেডেনশিয়াল যাচাই রিপোর্টে দেখানো হয়।
  • ভল্টের দলিল: নিযুক্ত ভেরিফায়ারকে দেখানো দলিলে তাঁর নাম ও সময়ের জলছাপ থাকে, স্ক্রিনশট বন্ধ থাকে, প্রতিটি খোলা রেকর্ড হয়। ভেরিফায়ার শুধু নিজের টাস্কের দলিলই দেখতে পান।
  • পেআউট: পেআউটের জন্য দেওয়া bKash নম্বর বা ব্যাংক অ্যাকাউন্ট, এবং কমিশন ও ফি-র হিসাব।
  • স্ট্যান্ডিং: প্ল্যাটফর্মে কাজের ভিত্তিতে পারফরম্যান্স রেকর্ড (স্কোর, ঘটনা, আপিল), ডিল নিরাপদ রাখতে ব্যবহৃত। প্রতিটি ঘটনা অ্যাপে দেখা যায় ও আপিল করা যায়।

২. তথ্য যেভাবে ব্যবহার করি

  • অ্যাকাউন্ট তৈরি, লিস্টিং প্রকাশ, এবং ক্রেতা-বিক্রেতা/এজেন্ট সংযোগে।
  • পরিচয় (KYC) ও ঐচ্ছিক ডকুমেন্ট/সাইট যাচাইয়ে, যাতে মার্কেটপ্লেস বিশ্বস্ত থাকে।
  • আপনার অনুমোদিত নোটিফিকেশন পাঠাতে (নতুন লিড, চ্যাট, সেভড-সার্চ)। যেকোনো সময় Notification Settings থেকে বন্ধ করা যায়।
  • প্রতারণা, স্প্যাম ও কন্টাক্ট-বাইপাস রোধে এবং ডিল নিরাপদ রাখতে।

৩. তথ্য শেয়ার

  • আমরা আপনার ব্যক্তিগত তথ্য কখনো বিক্রি করি না।
  • চ্যাটে আপনার ফোন নম্বর মাস্ক থাকে; অন্যরা শুধু নাম ও মেসেজ দেখে, নম্বর নয়।
  • KYC ডকুমেন্ট শুধু যাচাইয়ে ব্যবহৃত হয়, প্রাইভেট স্টোরেজে থাকে — প্রকাশ্যে দেখানো হয় না।
  • অ্যাপ চালাতে বিশ্বস্ত সেবাদাতা: Google Firebase (পুশ), SMS গেটওয়ে (OTP/অ্যালার্ট), পেমেন্ট গেটওয়ে (bKash/SSLCommerz)। তারা কেবল আমাদের হয়ে তথ্য প্রসেস করে।
  • আইনগত প্রয়োজনে বা ব্যবহারকারীর নিরাপত্তার স্বার্থে তথ্য প্রকাশ করা হতে পারে।

৪. নিরাপত্তা ও সংরক্ষণ

NID নম্বর এনক্রিপ্টেড, ডকুমেন্ট প্রাইভেট ডিস্কে অথেনটিকেটেড অ্যাক্সেসের পেছনে, এবং ডেটা HTTPS-এ স্থানান্তরিত হয়। অ্যাকাউন্ট সক্রিয় থাকা পর্যন্ত এবং আইনি/হিসাব/অ্যান্টি-ফ্রড প্রয়োজনে তথ্য রাখা হয়।

৫. আপনার অধিকার

  • অ্যাপে প্রোফাইল ও লিস্টিং দেখা ও এডিট করা।
  • Notification Settings থেকে যেকোনো নোটিফিকেশন চালু/বন্ধ।
  • অ্যাকাউন্ট ও ডেটা মুছতে support@bdlands.com-এ ইমেইল করুন।

৬. শিশু

BD LANDS ১৮ বছর ও তদূর্ধ্ব ব্যবহারকারীদের জন্য; শিশুদের উদ্দেশ্যে নয়।

৭. পরিবর্তন

এই নীতি হালনাগাদ হতে পারে; গুরুত্বপূর্ণ পরিবর্তন নতুন তারিখসহ এই পেজে প্রকাশ করা হবে।
